Rostower is the closest thing Messi has to a public balance sheet. The SOCIMI (Spain's REIT equivalent) debuted on the Spanish exchange at the end of 2024 at a €223 million market capitalisation (€57.4 per share), holding seven hotels, three office spaces and five apartments across Spain and Andorra, plus apartments in London and Paris. In May 2026 it added Barcelona's Galerías Via Wagner for €11.5 million — and as far back as 2017 Messi had bought a Barcelona hotel for a reported €30 million.
The vehicle sits inside the family holding company Limecu España 2010, which reported €109.3 million in revenue and €15.1 million in profit for 2023 — including €86.2 million of image-rights revenue (per Cinco Días). Rostower itself posted a ~€7.5 million loss on €7.1 million of revenue in 2024, driven largely by a €5.8 million impairment — the kind of revaluation noise that is common in newly listed property vehicles and says little about the underlying assets.
A footballer with a publicly traded REIT is rarer than a billionaire athlete, and it cuts both ways for our estimates: the company's value is public and High confidence, but Messi's precise personal stake is undisclosed, so the slice of the €223M that belongs on his personal balance sheet is rated Low confidence. That gap is one reason we quote a $850M–$1.2B net-worth range rather than a single number.
